Single Family to Multi-Family Renovation

We bought this property as a run down, vacant, single family home and it turned it into a multi-family residence.

This property took some time, we had to go through the process of legally converting it with the City of Hamilton. Which meant permits, minor variances, and committee meetings. It was all part of the plan, so we had accounted for it in the beginning. It just meant a few more months of carrying costs up front. 

Here is the property we bought:

There was a bad leak in the roof, several smaller leaks around the dormers, and the shower on the main floor had a leak. Lot’s of water issues – which meant we had a full gut on our hand.

The Before:

So naturally we started with a full gut of the interior. We had to move a lot of walls (converting it to multiple units), and we also had to run all new electrical (separate panels per unit and upgrading to 200amp), and we also had quite a bit of new plumbing to run to add several new kitchens and bathrooms.

And just like that, we had multiple units!

I think these are some nice, high end rental units!

These units are now rented out, we had over 200 inquiries for these units! Crazy!
